Job Description

Title: Real Estate Development Director
Location: 200 Varick St (Manhattan)
Schedule: Monday - Friday 9am - 5pm
Salary Range: $110,000 - $145,000 

Position Overview:

We are looking to hire a Real Estate Development Director in our Real Estate Department. The position will report to the Chief Real Estate Officer and will also work closely with the Director of Facilities and Director of Property Management.  

  

The Development Director will be responsible for leading multiple new construction, substantial rehabilitation, and major capital projects and overseeing activities, including site acquisition, underwriting, design, construction, financing, lease-up and all other aspects of development. Key to the role is the ability to manage contractors, consultant teams, and legal counsel; to collaborate efficiently with joint venture partners; and to coordinate closely with Project Renewal’s internal program team. The Development Director will be expected to provide leadership while emphasizing a collaborative relationship throughout the organization and with outside parties and be able to embody Project Renewal’s professionalism and values with all internal and external partners. 

  

Essential Duties & Responsibilities:

  

  • Pipeline Development: lead the search for new development sites and, as applicable, development partners to continue to grow Project Renewal’s project pipeline. This may include leading RFP submissions, brokering joint venture agreements, and procuring acquisition financing. 
  • Approvals: lead any relevant public approval process, includes meetings with public officials and presentation to the community representatives. 
  • Financial Management: work with partners, Real Estate Accountant and Vice President of Real Estate developing and maintaining proformas and tracking development costs and budget variances. 
  • Project Management: reviews and approves schedule for projects, the selection and management of design consultants and project team, attends regularly schedule project oversight meetings as appropriate, facilitates community outreach and approves reports for management, investors and partners. 
  • Project Financing: source and negotiate terms for construction and permanent financing; lead the closing process; lead and/or assist in procuring gap financing as necessary. 
  • Marketing/Lease Up: together with Property Management and Program, decides upon the marketing and leasing strategy for the completed development. 
  • Supervision: Manage Real Estate Development team members 

  

Qualifications: 

  • Bachelor’s degree in real estate development, finance, urban planning or related field, or equivalent experience. Masters degree preferred. 
  • Minimum of 5 years real estate development experience with responsibility managing projects 
  • Experience with Green Building Practices and Affordable Housing Programs. 
  • Ability to interact with various officials, consultants, and community groups. 
  • Advanced written and oral communications skills, including presenting to groups. 
  • Detail oriented. 
  • Advanced Financial Modeling skills. 
  • Proficiency with MS Office is required.
