Company Overview:
Our client invests in stable commercial real estate assets throughout New England and other East Coast markets that provide secure asset preservation and sound returns with the potential for some long-term growth. The fund focuses on investments that will provide stable cash flows. Primary assets owned and pursued include Industrial properties, Retail properties situated in strong sub-markets, and Multi-Family properties. The firm provides a variety of management and leasing services to their properties and works with local management and leasing teams to drive value.
Position Overview:
As a leader of a growing real estate team/portfolio, the selected individual will serve as a trusted advisor to the firm’s family office, providing financial input on investment opportunities and long-term value creation. This position will serve as the primary business leader for the fulfillment of the company’s real estate strategy. In conjunction with ownership, the Managing Director, Head of Real Estate will be responsible for the direction and overall operations of the company. The selected individual will assist in developing the corporate strategy, ensure its successful communication and execution throughout the company and be an integral part of the acquisition and management of all assets. The Managing Director, Head of Real Estate will also interact with key outside relationships and stakeholders including lenders, tenants, property management, attorneys, and municipalities.
Responsibilities:
General Operations & Management:
- Effectively communicate corporate strategy throughout the organization
- Responsible for the management, guidance and development of all employees
- Advise ownership of any operational/corporate issues
- Develop and implement the leveraging of technology and property management for more effective operations
- Execute strategic plans for all property investments
- Coordinate, communicate and work closely with Legal Counsel on company / portfolio legal matters on behalf of the business including acquisitions, financing, leasing, human resources, risk management and ordinary course contracts
- Communicate any operational/property issues with ownership
Acquisitions & Financings:
- Effectively manage relationships with outside brokers and lenders
- Help to create and review projections and underwriting of all acquisitions for reasonableness including sensitivity analysis
- In conjunction with Legal negotiate all Purchase and Sale Agreements
- In conjunction with Legal manage the due diligence process including but not limited to engagement of third- party consultants, review of all third-party reports including but not limited to environmental, property condition, surveys, zoning, etc.
- In conjunction with Legal and Finance ensure appropriate entity formation
- In conjunction with Finance review and approve all Settlement Statements
- In conjunction with Finance and Property Management ensure seamless acquisition onboarding
Leasing:
- Effectively help to manage relationships with outside brokers
- Approve all Letters of Intent
- Approve all tenant fit-up plans
- Approve all negotiated leases
- Ensure a seamless onboarding of all new tenants
- Proactively manage and minimize lease rollovers
- Effectively oversee management of lease related transaction costs including but not limited to Leasing Commissions, Tenant Improvement Costs and Downtime
- Maintain or improve portfolio occupancy and other portfolio KPIs
Asset Management & Budgets:
- Help drive value creation across a portfolio of Core, Core + and Value-Added investments
- In conjunction with the Accounting and Property Management groups, oversee the budget process including preparation of annual budgets including a comprehensive annual insurance review and on-going monitoring of budget to actual performance
- Review and approve the initial construction budget for all major projects, capital expenses, tenant improvements, etc.
- Review and approve Tenant Letters/CAM & Tax Reconciliations with Accounting and Property Management
Management:
- Manage real estate team and ensure proper training, review and prioritization
- Partner with external HR consultants
Qualifications:
- BS/BA degree; MBA / master’s preferred
- Minimum of 15 years of relevant experience in commercial real estate management
- Entrepreneurial, self-directed, ownership mindset
- Previous real estate loan financing experience
- Strong management and organization skillset
- High level of proficiency in MS Office, Yardi, Argus (Excel, Word, PowerPoint, Outlook)
- Excellent interpersonal and communication skills
- Ability to oversee all levels of the organization and staff
- Strong problem solving and time management skills with the ability to exercise sound judgment and make decisions based on accurate and timely analyses
- High level of integrity, dependability and can work in a discrete and confidential manner
- Nimble, high energy, team player
- Experience leading a team
