The Company

Wedgewood Avenue (“WA”) is a high-growth commercial real estate private equity firm focused on multifamily & self-storage development and acquisitions primarily in the southeast. The firm is led by Beau Fowler.

WA has raised and deployed over $250mm in equity since its inception and is currently managing over 500k SF of self-storage and 1,200 apartments. The firm is based in Nashville, TN and all team members work from company HQ.


The Position

WA is seeking to hire a cross-disciplinary role working directly with Beau. Primary responsibilities related to acquisitions will involve: (i) evaluating prospective real estate investments, including the preparation of financial analyses and deal memorandums, (ii) providing transaction support through the due diligence and acquisition process, (iii) conducting market and economic research, and (iv) developing and track deal flow. Responsibilities related to the asset management of the existing properties include: (v) maintaining and updating financial models including operating and capital budgets - in support of critical decision-making, as well as periodic portfolio valuation, (vi) support in the creation of asset reports to investors, and (vii) providing transaction support through the disposition process, and (vii) review of property monthly income statements.


Responsibilities

  • Create detailed pro forma cash flow analyses using Excel. Assist in the underwriting, due diligence, deal execution, asset management of property acquisitions, dispositions, and recapitalization
  • Compute investment return metrics such as return on cost (ROC), internal rate of return (IRR), and equity multiples in the proprietary valuation model and verify results
  • Development and documentation of transaction rationale and investment strategy, including preparation and presentation of investment memoranda and investor presentation materials
  • Provide transaction support with respect to the review of due diligence materials, evaluation of operating expenses, and collection and dissemination of documents to lenders and equity investors
  • Promote a culture of collaboration and be willing to work cross-functionally to add value across the firm. Assist in building weekly pipelines and identifying multiple new deals a week.
  • Support asset management functions in quarterly financial model updates and investor reporting for existing portfolio assets
  • Strong understanding of general finance concepts including cash flow forecasting and capital markets
  • Detail oriented with strong quantitative and analytical skills
  • Excellent written and verbal communication skills with the ability to synthesize quantitative financial analysis into concise written and verbal reports
  • Highly motivated team player with excellent interpersonal skills and the ability to interface with personnel of all levels both internally and externally

Qualification

BA or BS with an emphasis in Real Estate, Economics, Accounting or Finance

  • 4+ years of real estate investment experience
  • Extreme proficiency in Excel
  • Self-starter who takes the initiative to produce high-quality work products
  • Highly motivated individual who enjoys problem-solving and has a strong work ethic
  • Strong organization skills with the ability to multitask
  • Experience in managing tight reporting deadlines in a fast-paced environment
  • Strong verbal and written communication skills
