Job Description
AFIAA, a global real estate investment management firm headquartered in Switzerland, is currently hiring a Junior Asset Manager to oversee part of their Commercial real estate in North America. The position is based at the firm’s New York City office at AFIAA US Investment, Inc.
The Junior Asset Manager will work closely and collaborate with all the firm’s various functional areas with particular emphasis on Asset/Property Management and Commercial Leasing.
Qualified candidates must have knowledge of strategic planning in a commercial real estate context, office, retail, and mixed-use asset and property management.
The Junior Asset Manager will be responsible for assisting in the management of all phases of the asset management process for a portfolio of properties. Over the entire life-cycle for each investment, s/he will work closely with Property Management, third party Leasing agents and consultants to ensure that each asset meets acquisition proforma objectives, key business plan elements, capital improvement deadlines and overall investor goals.
The role provides a tremendous dynamic opportunity to cultivate existing skills and develop other strategic areas while working in a cross-functional capacity.
Responsibilities of the Junior Asset Manager include the following:
- Review weekly and monthly property data for owned properties including leasing reports, construction progress reports, and aged delinquencies, etc., and work with Property Management and third-party Leasing agents to improve operational performance.
- Conduct site visits on a regular basis and meet with Property Management and third-party agents to review and assess operations, leasing, capital improvement programs, and property physical condition.
- Develop, maintain, and analyze comprehensive financial and ARGUS models, integrating both historical and proforma information to evaluate ongoing operating performance and perform sensitivity analyses based on various scenarios.
- Help facilitate and manage the capital maintenance improvement program and other reserve balances.
- Assist with ad-hoc presentations, quarterly and annual reporting initiatives.
CANDIDATE QUALIFICATIONS
The ideal candidate is a professional with the following attributes:
- A minimum of 3 years of direct commercial real estate (preferably Asset Management) experience.
- Exposure to commercial leasing initiatives including communications with third-party brokers, consultants and legal advisors.
- Experience with reviewing legal and financial documents and performing lease analyses, CAM reconciliations and other ad-hoc analyses is preferred.
- Strong analytical and problem-solving skills, with a demonstrated track record of providing creative and innovative solutions to real-time challenges.
- Excellent organizational and time management skills. Able to work with time sensitive, detail-oriented material and meet multiple deadlines across various markets.
- Overall enthusiasm for commercial real estate, strong work ethic and general inclination towards learning and training opportunities.
- Proficiency with Word, Excel, PowerPoint, ARGUS Enterprise.
- Periodic travel to domestic locations.
EDUCATION
The successful candidate will have a strong academic background with a BA/BS degree.
COMPENSATION
$120,000 total compensation, including bonus and benefits
