Key Responsibilities
Underwriting and Financial Analysis

- Underwrite potential real estate investments including acquisitions of multifamily and mixed-use properties as well as ground-up development opportunities.
- Research submarket dynamics, competitive property rents, and relevant transactions.
- Prepare and present investment memoranda for Investment Committee and participate in weekly Investment Team discussions.
- Communicate with brokers, service providers, lenders, and others.
- Collaborate on portfolio-level analysis and special projects.

Asset Management and Transactions

- Participate in asset management of owned properties, including weekly calls with property managers. Support decisions around price-setting, budgeting, and finance.
- Assist with development projects and budget management, including construction draws and funding projections.
- Manage, track, and evaluate property-level financials and ongoing projects.
- Provide support for acquisitions, dispositions, and due diligence.

Research, Reporting, and Data Management

- Create, update, and present internal projections and macro analyses of the economy, real estate trends, and Blue Heron’s target markets.
- Assist with quarterly asset reporting and other investor communications and marketing documents.
- Manage and maintain internal database of asset data.

Ideal Candidate Qualifications

- 2+ years of experience in Real Estate, Business Administration, Finance, or a related field; some experience with commercial real estate preferred. Bachelors or advanced degree in business, finance, real estate or similar.
- Self-motivated team player able to take initiative and accountability for their work product and work both independently and in a team setting.
- Strong work ethic, high level of personal integrity, and outstanding organizational skills.
- Analytical and logical mindset, with good problem-solving skills and attention to detail. Versatile and able to respond to changing tasks and situations.
- Advanced proficiency in Microsoft Excel and complex financial modeling software programs. Demonstrated ability to understand, interpret, and perform complex quantitative and qualitative analysis of deals using financial modeling techniques as evidenced by experience in a related function.
- Strong written and verbal communication skills and ability to communicate.
