Position Title: Associate

Department:   Acquisitions & Asset Management

Location:        Los Angeles, CA

Reporting to:  Vice President of Acquisitions

 

General Position Summary

 This position is responsible for assisting the acquisitions and asset management teams with all aspects of financial feasibility throughout the project life-cycle. Supporting the senior staff with the financial modeling, budgeting, and assessing of potential and current projects.

 

Essential Job Functions

 ASSISTING ACQUISITIONS (Primary Function)   

  • Work with the senior staff to underwrite potential acquisition opportunities, considers comparable properties/market factors and indicators and/or develops initial asset management plan.
  • Perform financial modeling to implement plans and budgets consistent with the company’s development, acquisition, financing, leasing operating and disposition strategies.
  • Develop, analyze and update project proformas, budgets, and action plans throughout project life-cycle.
  • Provide financial update, market research and ad hoc reports to the team and executives as necessary.
  • Assist with identifying acquisition opportunities through contacts with brokers, developers, builders, bankers, landowners, etc.
  • Prepares presentation materials regarding the new acquisitions.
  • Conducts due diligence, and works with third-party specialists like appraisers, accountants, consultants, etc.
  • Reviews legal documents, coordinates and works with attorney in drafting and updating contracts.

 

ASSET MANAGEMENT (Secondary Function)           

  • Assist in overseeing local third-party property managers and leasing agents
  • Assist in supplying information to develop and execute management strategies to maximize the value of each asset through the analysis of property efficiencies and improvement of performance.
  • Prepares and updates annual business plan and quarterly/monthly performance reports for each asset.
  • Develops and negotiates with lenders regarding re-financing strategy of each asset.
  • Prepares hold/sell analysis report on annual basis with exit strategies.
  • Assists with execution of exits strategy and disposition process including broker selection, negotiation with buyers and lenders, closing, etc.

 

APPROVAL SUPPORT       

Assist with expats for internal approval process including preparation of approval documents for acquisitions, asset management, and dispositions.

OTHER & MISCELLANEOUS      

  • Seeks constant improvement, more efficient and less expensive ways and means in work processes.
  • Performs special projects and other miscellaneous duties as assigned by management. 
  • Maintains high ethical standards in the work place.
  • Reports all irregular issues and problems to management for solution.
  • Maintains good communication with management, office staff members and outside contacts.
  • Complies with all company policies and procedures.
  • Responsible for maintaining a clean and safe working area.

 

Qualifications

 

EDUCATION

Bachelor’s degree (B.A.) from four-year college or university in Finance, Business, Economics, Accounting, Math or related field. Or equivalent combination of education and work experience.

 

WORK EXPERIENCE        

    • Three+ years of experience in real estate finance, acquisitions, asset management and/or property management is preferred.
    • Proven analytical skills and working knowledge of MS Suite; particularly advanced level of MS Excel required;
    • Argus proficiency is a plus but not required.
    • Effective writing skills and ability to synthesize information, as well as verbal interpersonal/communication skills.
    • Multi-Family experience strongly preferred.
