BentallGreenOak is recruiting for an Intern Analyst, Investment Management as part of the BGO Built to Lead Internship Program. As a BGO Built to Lead Intern, you will work alongside our industry leaders to help solve real-world challenges in a fast-paced, high-growth environment.  This is a paid 12-month developmental opportunity, and throughout the course of the placement, participants will have access to mentorship from senior leaders and to a formal training curriculum geared towards soft skills, business skills and leadership development. 

 

The Opportunity:

The Intern Analyst, Investment Management will work extensively with and support other members of the Investment Management Group. The Canadian Investment Management Team at BentallGreenOak are trusted fiduciaries for over $25 billion CAD of assets under management on behalf of our global institutional clients.  The Intern will be primary responsible for providing analytical support and will gain broad and invaluable exposure, and relevant work experience in Real Estate Investment Management.

 

What You Will Do:

The Intern Analyst will be part of a structured rotational program which will provide them the opportunity to rotate through two of four areas within Investment Management, spending 6 months in each area. Based on the designated area, the intern will take on the role of an entry-level analyst and responsibilities will include the following:


Portfolio Management:

  •  Prepare qualitative and financial analysis, and create financial models to assist with managing a diverse portfolio of commercial real estate assets.  Specific analyses include property level hold-sell analysis, proforma modeling for developments, tenant risk analysis, market research, and major capital and leasing investments decisions;
  •  Assist in the preparation of annual business and asset management plans, operating and leasing budgets and client reports;
  • Work collaboratively with other functions including Development, Property Management, and Investments to assist with due diligence and analysis for developments, dispositions, and property-level decision-making;
  •  Develop exposure to Argus in order to create and modify Argus models and Excel models as applicable to the assigned managed assets;
  •  Review property reports including monthly  financial statement, rent rolls, and View the Space (VTS) to track and analyze performance and assist with client reporting.

Investments:

  •  Prepare investment summaries, pipeline reports, presentation materials and memoranda;
  •  Prepare financial analysis for investment opportunities, as needed;
  •  Assist with implementation of group initiatives such as DealCloud transaction database;
  •  Assist with acquisition due diligence and sale mandates.

Commercial Mortgages:

  • Provide support for Underwriters/Asset Managers to underwrite new loans and complete annual loan reviews;
  • Obtain and summarize market research data including but not limited to cap rates, sale comps, vacancy rates, rental rates to support analysis of new commercial mortgages opportunities;
  • Review and analyze historical/budgeted property operating statements. Assist in building pro forma property operating statements to be used for cash flow analysis and collateral valuation; 
  •  Assist with review and analysis of borrower/guarantor real estate assets and financial strength; 
  •  Review and analyze supporting due diligence material including lease documentation, building condition reports, environmental site assessments, and appraisals; 
  •  Inspecting properties in conjunction with senior staff;
  •  Help support ad-hoc business projects and requests.

Portfolio Analytics, Research & Client Services:

  •  Performance measurement, including detailed return, attribution, risk, valuation, and income analyses for investor portfolios particularly for the Prime Canadian Property Pooled Fund;
  •  Portfolio-level analysis, including property type and geographic diversification, gross revenue by tenant and industry, lease maturity schedules and leverage analysis.
  • Required to consolidate and update frequent used contents for formal or ad hoc requests;
  • Prepare responses to Request for Proposals and Due Diligence Questionnaires, as well as other information requests received from external consultants and investors;
  •  Provide support and analysis in the preparation of research contents such as slides, graphs, investment memos and other client communication publications.
