Commercial Real Estate Property Manager - Arizona
Mark IV Capital (“Mark IV”), a privately held, growth-oriented real estate company is seeking a Property Manger to join its Arizona team. Mark IV is focused on acquiring, developing, owning and operating commercial industrial and office real estate assets throughout the Western United States. The Senior Property Manager will represent the company as the on-site property manager in the Arizona Region. This individual will be responsible for the daily management of all of the company's commercial properties in Arizona while working with a team.
The ideal candidate will possess the following attributes:
- Demonstrated ability to manage and direct property managers
- Experience renewing existing tenants within the office and industrial asset classes
- Basic knowledge of accrual and cash accounting principals
- Excellent written and verbal communication skills
- Strong organizational skills
- Professional demeanor
- Attention to detail
- High level of enthusiasm and assertiveness
- Knowledge of Excel and Word
- Understanding of and the ability to manage tenant improvement construction processes
- Strong background with Yardi
Tasks the Property Manager can expect to do are:
Property Operations
- Ensure timely, professional and efficient responses to tenant requests
- Prepare annual property budgets with assistant PM.
- Contract with 3rd party vendors to maintain the building, equipment and systems
- Complete property walks with team on a frequent and regular basis
- Update and present monthly reports for property expenses
- Independently manage vendor relationships and contracts
- Initiate and resolve insurances claims with carrier
Tenant Management
- Maintain strong tenant relations via appropriate tenant touches
- Act as an owner liaison for legal issues with tenants
- Be main point of contact for lease renewals
- Monitor AR and implement collection actions on delinquent accounts
- Maintain tenant insurance
- Complete move out reports and coordinate security deposit refunds
Capital Expenditures
- Contract for capital expenditures
- Ensure that CapEx is on time and within budget
- Vet contractors and coordinate various vendors simultaneously when necessary
- Oversee completion of CapEx projects with Vice President oversight to ensure projects are on time, on budget, consistent with local codes, in compliance with leases and coordinate associated tenant acceptance when relevant
Office Operations
- Assist with hiring of PM staff in region
- Be knowledgeable in local and regional real estate market via reading publications and attending market events
- Attend public hearings and meet with public officials as needed
- Ensure invoices are submitted and approved in a timely manner among the team
- Preparation and distribution of CAM Estimates and CAM Reconciliation to all tenants in the portfolio
- Keep stock of supplies
A minimum of 5 years of property management experience is required. CPM certification a plus.

- Ensure invoices are submitted and approved in a timely manner among the team

A minimum of 10 years of property management experience is required. CPM certification a plus.
