COMMERCIAL REAL ESTATE ASSOCIATE (ACQUISITIONS)

Seeking experienced, dynamic, organized and detailed individual with commercial real estate experience to work for a single-family office, Cudlob Capital.  This individual will drive the direct real estate investing program at Cudlob Capital, which invests directly in all real estate segments including industrial, multi-family, retail and office.  Characteristics expected in the candidate include being a self-starter, disciplined, multi-tasking, thorough, analytical, accurate and efficient.  The individual will need to be well connected in the South Florida real estate market (Miami, Ft. Lauderdale, West Palm Beach) to source and diligence opportunities, in the $5M - $40M property value range.  The individual will lead all sourcing and primary due diligence efforts, including knowing how to uncover additional data, and how to work with experts, or service providers where needed, including financing providers.

PRINCIPAL RESPONSIBILITIES:

• Sourcing
  • Use industry tools and personal network to develop and continually refresh a pipeline of opportunities in South Florida, including Miami, Ft. Lauderdale, and West Palm Beach.
  • The pipeline will target attractive investment properties in all asset classes with a focus on office and retail with a purchase price between $5M and $40M.
  • Find and develop partners for acquisition opportunities to bring skill sets complimentary to Cudlob and to improve the investment results.
• Analyzing / valuing
  • Utilize industry standard tools and models to value potential opportunities.
  • Analyze non-financial metrics such as traffic, population, and accessibility.
  • Present all opportunities to Cudlob’s Investment Committee for approval.
• Contracting / closing
  • Lead/manage the documentation process with brokers, sellers, legal counsel, and banks to bring the investment to a successful conclusion.
• Property management
  • Lead the asset management oversight of the properties Cudlob owns and invests in.
  • Develop relationships with service providers to manage the purchased properties as needed.
• Miscellaneous
  • Provide assistance on special projects throughout the year.

SKILLS REQUIRED

• Education

• • • Bachelor’s degree in real estate, finance, accounting or other business-related field or equivalent work experience

• Professional

• • • Relevant professional certifications such as a Florida Commercial Real Estate License

• Technical

• • • Understanding of real estate valuation concepts such as cap rates, IRR, NOI, NPV, etc.
    • Ability to use tools such as CoStar, LoopNet, MLS
    • Strong skills in Excel, PowerPoint and similar programs

    • Organized self-starter who can work independently with little direct supervision
    • High attention to detail, very strong organizational skills, and ability to think outside the box
    • Ability to interact with others with confidence and professionalism
    • Excellent written, oral and comprehension experience and associated skill sets
    • Able to maintain a high level of tact, diplomacy and confidentiality
    • Fluent in English and Spanish languages a plus

RELEVANT EXPERIENCE

Prior experience working in commercial real estate in South Florida for 3+ years, with a portfolio of deals across asset classes (office, retail, etc.).  Experience participating in the entire investment process from sourcing, valuing, diligencing, documenting, through closing and property management.
