About the Position: The LIHTC Acquisition Manager will be responsible for all aspects of sourcing and managing new LIHTC development opportunities including underwriting, structuring, closing and transaction management. The position is ideally suited for a highly motivated, detail oriented individual with an experienced background in the affordable housing industry and a strong work ethic. This individual should have the desire to be a part of the growth of a rapidly expanding company with upward mobility, and work within a team of other highly motivated individuals.
Responsibilities will include:
• Underwrite and structure potential new projects using a variety of financing structures and tools uniquely available to affordable housing including tax exempt bond financing, tax credit syndication, rent subsidy programs, etc.
• Manage all stages of the acquisition including diligence, debt/equity financing, , government approvals, predevelopment, and closing.
• Abstract/Present summaries of regulatory documents and low income requirements from QAPs, loan terms, and RFPs
• Review and apply for soft financing opportunities from state/local housing agencies, non profit, and federal programs
• Manage Development Analyst / Associate in completion of transactions
• Completes other job duties and projects as assigned to further the company’s goals of acquiring, preserving and developing affordable housing
Requirements for the position:
• Minimum of a Bachelor’s degree preferably in Finance, Real Estate or related field
• At least 3-5 years of experience in real estate LIHTC acquisitions and/or development
• Demonstrated ability to work productively and accurately in a fast-paced environment with multiple projects and stringent deadlines
• Strong financial and analytical skills including direct real estate underwriting experience in Excel
• Excellent verbal and written communications skills
• Demonstrated ability to work well independently and in a team setting
• Highly motivated, entrepreneurial drive with a willingness to do what is necessary to accomplish company goals and objectives
