Job Summary:
Jamestown is recruiting for Asset Management Analysts to join the Two-Year Analyst Program in Atlanta. The Two-Year Analyst Program offers the opportunity for full immersion in the daily operation of an institutional, fully integrated real estate private equity company. Analysts will perform Asset Management duties while gaining exposure to various departments by working closely with the following teams: acquisitions, capital markets, development, fundraising, legal, marketing, and property management. The Analyst Program is designed to be a dynamic learning experience and will include both structured training exercises and on the job training.
Minimum Qualifications Required:
- Bachelor’s or Master’s degree in Real Estate, Finance, or a related field of study from an accredited institution; and
- 1-2 years of experience or a recent graduate with demonstrated high degree of academic success; factors considered include GPA, SAT/GMAT, class rank, professor recommendations, etc.; and
- Working knowledge of real estate and financial analysis, including advanced Excel modeling and proficiency in Argus; or
- Any combination of education, training and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.
Essential Job Functions:
The job functions performed during the course of the Analyst Program will be very diverse including, but not limited to, the following:
- Build and maintain financial models in Excel and Argus as directed by senior professionals for existing portfolio assets
- Report on property performance and evaluate quarterly appraisals
- Produce annual strategic business plans and work with property team to produce annual budget and future cashflow projections for existing portfolio assets
- Assist with the lease negotiation process for prospective tenants and conduct lease analyses
- Evaluate the feasibility and upside opportunity associated with potential value-add projects at the property
- Contribute to the production of Investment Committee memoranda
- Review and abstract governing documents, including: partnership agreements, loan agreements, leases or other legal documents, as requested.
- Assist in conducting market research as requested, including building lease and sales comparable spreadsheets and maps
- Assist in the production and execution of marketing events held at a portfolio property
- Create and maintain network file folders, and organize pertinent asset-related documents within
- Solicit bids and coordinate service work from third-party vendors and service providers
- Accompany senior professionals on various trips to existing portfolio assets
- If applicable, work with senior professionals on capital transactions including the financing/refinancing or disposition of an existing portfolio asset

Hours:
Real Estate professionals at Jamestown are generally expected to work overtime hours, to be available for evening and weekend work as needed, and to respond to requests promptly, asking, if necessary, for specific guidance on deadlines.
