ASSET MANAGEMENT ASSOCIATE (SENIOR ASSOCIATE)

 

The Associate (or Senior Associate) position is an excellent opportunity for a talented individual with commercial real estate experience to join Elion‘s Asset Management team and be involved in all aspects related to the management of a growing portfolio of predominantly industrial and logistics properties in major markets such as South Florida, New York, New Jersey, San Diego, Seattle, San Francisco, Chicago, and DC.

Essential Duties / Responsibilities:

This role reports to the Director of Asset Management supporting all general asset management duties including but not limited to:

 

  • Coordinate the development, review, and approval of annual operating budgets and reforecasts, as needed, with third parties and internal partners
  • Prepare historic and ongoing analyses of assets’ financial performance in comparison with peers and industry benchmarks
  • Monitor asset-level cash flows on an ongoing basis and analyze performance relative to budgeted targets
  • Assist fund accounting team in preparing fund-level sources and uses materials for discussion with upper management
  • Work closely with property controllers to ensure consistency and accuracy in property-level financial reporting
  • Assist acquisitions team in due diligence related to property acquisitions and dispositions
  • Track and monitor loan covenants
  • Work with existing lenders to obtain approvals for any new leases or modifications, and coordinate release of escrows
  • Provide lenders with all financial reporting requirements and compliance certificates (if applicable) as needed per loan documents
  • Assist other divisions such as Acquisitions, Development, Investor Relations, Capital Markets, Finance with ad-hoc requests as needed
  • Establish and maintain systems and controls that verify the integrity of all systems, processes and data, and enhance the company's value
  • Identify technology needs and assist with implementation
  • Assist with special projects and internal ad-hoc requests as required

 

 

Desired Skills and Experience: 

 

  • Bachelor’s Degree from an accredited four-year college or equivalent in general business, real estate, finance, accounting, economics or related field
  • 2-5 years of work experience in commercial real estate
  • Working knowledge of real estate valuation and financial modeling
  • Ability to read and interpret basic property financial statements including income statements, balance sheets, and general ledgers
  • Ability to understand and interpret legal documents such as commercial leases, purchase and sale agreements and loan documents
  • A critical thinker with strong financial and analytical skills
  • Savvy with technology and advanced proficiency with MS-Office products; working knowledge of Excel a must
  • Excellent verbal and written communication skills
  • Occasional travel required
  • Ability to multi-task and prioritize workload effectively
  • Detail and deadline oriented
  • Conscientious about timeliness of assignments and quality of work product
  • Ability to work in a cooperative team spirit to actively contribute to the betterment of the company
