POSITION: Certified Property Manager | Commercial Real Estate –The Woodlands
REPORTING TO: Director of U.S. Entities

Texican Realty Services, LLC is a privately held commercial property owner in Texas, The Woodlands area. Texican plans to offer property management services to third parties.
The Certified Property Manager position will lead the management of commercial real estate properties per the Management Agreements of both self-owned and third-party property ownership. The Property Manager will work in concert with Property Administrator to oversee and be involved in all aspects of the day-to-day operation of the property, including maintenance and repair, security, janitorial services, landscaping, etc. In addition, the Property Manager is responsible for the annual budget preparation, reporting, and financial performance of the management portfolio.

Position Responsibilities: (including, but not limited to, the following activities)
Financial Reports
- Provide weekly, monthly, and quarterly reports for Director as required.
- Responsible for monitoring any deviations from the budget.
- Ensure all property taxes are timely paid and work with Tax protestor to minimize appraisals.
- Reconcile and project CAM/OPEX annually.
- Maintain Rent Roll reconciling monthly to QuickBooks tenant receivables.
Other Responsibilities
- In conjunction with the Director, responsible for the establishment of the Annual Property Management Strategic Plan.
- Attend and participate in appropriate meetings, as necessary.
- Other duties and responsibilities that Director may assign.
- Enforce tenant leases.
- Coordinate tenant turnover.
- Ensure tenant complaints get resolved professionally and immediately.
- Oversee projects with the appropriate professionals (engineers, architects, The Woodlands Township, etc.)
- Assist in organizing property insurance policies and work with the Administrator to maintain such policies.
- Maintain good and professional relations with third-party clients.
- Maintain physical and electronic copies related to properties (plans, deeds, etc.) and tenant contract files.
- Maintain vendor and service provider contracts and inspections.
- Assist in creating Policies & Procedures.
- Update simple in-house tenant renewals.
- Follow up with the RE broker with whom we are working on the status of vacant spaces.
- Oversee Inspection and Maintenance compliance
Education / Qualifications:
- Bachelor’s degree with a minimum of 7 to 10 years experience in commercial property management.
- Desire professional designation of a Certified Property Manager (CPM)
- Licensed by the Texas Real Estate Commission
