Job Description

Provides broad tactical and operational support to a team of transaction management professionals assigned to a corporate client account team. Assists with the transaction management team's ongoing performance of multi-market transaction assignments.

 

  • Supports Corporate Real Estate (CRE) team members with documentation related to the transaction process flow, such as lease and own acquisitions, dispositions, owned portfolio leasing, lease renewals, among additional items as directed by CRE team members in accordance with the Client's  real estate strategy initiatives, policies and procedures. 
  • Tracks and reports upcoming lease expirations and other critical dates to CRE team members.
  • Provides oversight and maintenance of transaction management tracking database project file to ensure all required documentation is included in the database.
  • Prepares, assembles, coordinates, and completes procedures of approval packages for lease and own acquisitions, dispositions, renewals and other real estate transaction requirements with the Client's policies and procedures.
  • Gathers and coordinates real estate market data, so that Transaction Manager understands the conditions of the market area.
  • Reviews and assists in preparation of client reporting.
  • Prepares and tracks correspondence for broker engagements and commission collection.
  • Assists with resolution of landlord-tenant issues.

ESSENTIAL DUTIES AND RESPONSIBILITIES  

  • Assists in defining the real estate requirements (e.g., reviews growth projections, evaluates overall business strategy, manages critical dates).
  • Manages and supports Corporate Real Estate system involving tracking lease information, property values, capital expenditures, rental rates, and real estate assignments
  • Assists with or manages local transaction implementation (process standardization).
  • Facilitates closeout process including hand off to lease administration team.
  • Provides transactional financial analysis support to the Transaction Management team, including cash flow analysis.
  • Participates in various real estate transactions including lease negotiation and administration
  • Administers quality assurance program, including customer satisfaction surveys, key performance indicators, and transaction scorecards.
  • Other duties may be assigned

SUPERVISORY RESPONSIBILITIES  

No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance, and/or training to coworkers.

 

 

QUALIFICATIONS  

  • Ability to effectively present
  •  information to internal and external stakeholders
  • Ability to comprehend and interpret instructions, short correspondence, and memos and ask clarifying questions to ensure understanding. Ability to write routine reports and correspondence. Ability to respond to common inquiries from clients, co-workers, and/or supervisor.
  • Requires knowledge of real estate terms, financial principles and strong ability to generate and analyze financial models such as discounted cash flow and valuation models . 
  • Ability to understand, carry  out general instructions and solve problems in standard situations. 
  • Advanced skills in Microsoft Word, Excel, and PowerPoint as well as the Google Workplace suite of products (Docs, Sheets, and Slides). 
  • Ability to learn and operate  industry specific databases and software. Strong problem solving and organizational skills. Ability to multitask, work in cross-functional teams, perform under short time frames, perform efficient resource planning, establish and maintain internal and external  professional relationships and prioritize workload.

Education and Experience

  • Bachelor's degree preferred or any similar combination of education and experience.

Scope of Responsibility

  • Decisions made with general  understanding of procedures and company policies to achieve set results and deadlines. Errors in judgment may cause significant impact to client, co-workers, and supervisor.
