Job Description

Position Summary:
KKR is seeking an Analyst or Associate to join the Real Estate Credit Asset Management team in Houston or New York City. Qualified candidates should have at least 3 years of relevant experience in asset management, CMBS, or special servicing; strong modeling and construction loan experience a plus. 

Responsibilities Include:
  • Monitor the performance of the portfolio of assets for potential adverse credit issues by maintaining constant communications with Borrowers/Sponsors and reviewing and analyzing monthly and/or quarterly financial statements and rent rolls while keeping up with national, regional and local market dynamics and tenant credit risks and concentrations.
  • On a quarterly basis, underwrite and present the portfolio to company management and auditors.
  • For those investments that include ground-up construction or significant renovation/alteration projects, actively monitor the progress of the work against the budget and underwritten assumptions.
  • Interpret information from the Borrower and contractor in order to be able to adjust the timing and budget for completion of the project. The candidate will also be expected to determine whether the investment is out of balance and would require additional equity from the Borrower/Sponsor in order to complete the project.
  • Interpret complex loan documents to confirm all relevant loan terms and covenants are being satisfied.
  • Work closely with investment team on relationship management of transaction sponsor.
  • Evaluate and make recommendations for draw requests, lease approvals, loan modifications and various other borrower requests.
  • Work closely with internal and external legal counsel in evaluating legal issues and documenting various transactions arising from the asset management of the portfolio.
  • Visit, track and analyze loan and property-level information, including financial statements and rent rolls, on a variety of commercial real estate loans and investments located across the United States.
  • Periodic travel to investment properties.

Qualifications:
  • 3-5 years of related work experience in asset management. Special Servicing experience a plus.
  • Excellent organizational skills. Exceptional attention to detail and thoroughness a must.
  • Ability to work independently and on multiple tasks with multiple people.
  • Team Player with collaborative and strong relationship building skills.
  • Strong sense of urgency.
  • Strong verbal and written communication skills.
  • Prior financial analysis and financial modeling experience, including but not limited to DCF analysis, preferably in real estate, or other applicable real estate finance background.
  • Good computer skills including proficiency with Argus, Microsoft Excel, Word, PowerPoint and Outlook.
