Job Description

Caddis is looking for an Analyst to join either the Dallas or Atlanta office. This person will assist our Asset Management team by performing various functions from annual budgets, writing and managing leases, creating and running reports, and interfacing with internal departments and external clients to effectively manage all medical office buildings within the Caddis portfolio.

 

Responsibilities:

  • Analyze lease proposals and make appropriate recommendations to asset managers. Perform economic lease analyses using net present value concepts.
  • Assist in leasing/tenant review process (i.e., order and review credit reports, check references, obtain financial and operating history). Participate in lease negotiations with asset manager and make suggestions and recommendations with respect to lease related issues.
  • Compile and maintain appropriate lease files (i.e., follow the new lease checklist, ensure that all lease files contain necessary information).
  • Obtain quarterly market review information and weekly leasing status reports from brokerage community.
  • Coordinate transition of pertinent tenant and lease related information to attorney for creation of lease documentation.
  • Conduct market research. Update demographic and market information for each asset area for strategic planning, budgeting and reporting purposes.
  • Assist in tenant improvement/capital/commission process (i.e., tracking conditional and unconditional lien releases, capital payment approval and processing, variance analysis).
  • Develop tracking schedules for Tenant improvement construction projects, capital projects, etc.
  • Assist in reporting process (business plans, budgets, and annual, monthly and quarterly reports), budget review process, and audit annual CAM reconciliations and periodic CAM revisions.
  • Assist in compiling summary information from RFP’s obtained from property managers and leasing agents.
  • Assist in asset valuations (hold/sell analyses and annual and quarterly valuations) and periodic portfolio cash flow updates.
  • Assume responsibility for certain aspects of acquisition/due diligence process.
  • Arrange travel for the asset management team.
  • Other duties as assigned.

 

Experience Required:

  • A minimum of 5 years of experience in asset management.
  • Experience with medical office assets is preferred.
  • Bachelor’s degree preferred with a focus in real estate or finance.
  • Strong background in research and reporting. 
  • Advanced working knowledge of Microsoft Office Suite (Word, PowerPoint, Excel, Outlook).
  • Experience with Yardi and Argus Enterprise preferred.
  • Must be able to demonstrate logical and strategic thinking with minimal direction.
  • Strong organizational skills and attention to detail.
  • Ability to handle multiple tasks in a fast-paced environment.
  • Must be able to work independently, yet able to function as part of a team.
