The System Director Realty is responsible for all financial and operating activities of INTEGRIS Realty LLC(IR) including the site selection, development, purchase, disposition, lease and/or management of real property of INTEGRIS and its subsidiaries excluding hospital licensed property. Adheres to National Patient Safety Goals as appropriate based on the level of patient contact this position requires.

Essential Functions:
The System Director Realty responsibilities include, but are not limited to, the following:
* Ensures department staff are managed effectively, including hiring, evaluating performance and competency, and conducting disciplinary/counseling sessions as needed
* Maintains long and short term plans for the operation of INTEGRIS Realty LLC including annual objectives, schedules, and operating and capital budgets
* Responsible for day to day management of IR properties including building operations, maintenance, safety and security, and oversight of third party service providers.
* Provides analysis and oversight on Capital Improvement projects, improvements and expense management.
Coordinates realty management activities with support departments including Safety and Security, Engineering, Environmental Services and Financial Reporting
* Compiles market data, forecast, budget and other analysis to support real estate transactions and decision making efforts.
* Acquires and fosters strong relationships with strategic real estate partners to assist the organization with real estate (real estate brokers, attorneys, appraisers, surveyors, developers, architects, engineers, and other partners).
* Responsible for all corporate real estate transactions across the system, manages the process end-to-end (negotiate terms and conditions, preparation of letter of Intent or term sheet, appraisals, land surveys, demographics, conduct and coordinate due diligence assessments, easements and title concerns).
* Maintains and reviews all INTEGRIS leases throughout the system for compliance by the tenant and landlord
* Responsible for the project management of construction activity within third party leases, properties owned, leased or managed by IR or IH and affiliates.
* Locates sites for new INTEGRIS locations, provides acquisitions negotiations and purchase, oversees development, design and construction of the new site.
* Works collaboratively with INTEGRIS presidents, staff and departments concerning tenant construction and leasing of Medical Office Buildings and third party leases.
* Participates in carrying out INTEGRIS strategies by aligning real estate assets and leases that supports the business objectives of the organization including tax exemptions where appropriate.
* Collaborates with INTEGRIS Legal about real estate terms and conditions of contracts.
Qualifications:
* Bachelors degree in Business Administration or 4 years of experience in commercial leasing or property management
* 10 years of experience in commercial leasing or property management
* Oklahoma Real Estate Brokers license preferred
