Prime Rock

Prime Rock is an entrepreneurial family-owned real estate investment business and family office. Prime Rock invests in all types of real estate, both stabilized, heavy value add, and adaptive reuse. Prime Rock's team has owned and developed over 13 million square feet. Prime Rock is a value-oriented buyer and has owned all types of stabilized assets from office, industrial, and retail to single family and multifamily units. On the heavy value-add side, we have historically specialized in opportunistic assets, large adaptive reuse or repositioning projects. For example, we recently closed on 360,000 square foot abandoned mall in Florida and are currently converting the property to flex, distribution, and light industrial. We generally look for properties with strong potential cash flow and/or development upside, or properties that are now out of favor or distressed that can be purchased at a strong value. We also invest in programmatic strategies directly or through joint ventures where we can take on multiple smaller, repeatable projects, i.e. single family homes, 8 to 10 unit apartment buildings, doctors office conversions or specialty lab space, etc. One of our current programmatic strategies is workforce housing, where we have invested roughly $40 million in equity into workforce housing units. We currently own roughly 800 units made up of single-family homes (30%) and small multifamily buildings.
