M3 Capital Partners (M3) is a global real estate investment and advisory firm which specializes in making principal investments in private real estate operating companies, and selectively raising capital for public and private real estate companies. Founded in 1991, M3 is a 66-member firm with offices in Chicago, Hong Kong, London and São Paulo, led by a team of 11 Principals. Operating within a highly collaborative and entrepreneurial environment, the firm’s professionals apply an in-depth understanding of real estate investments to support both the principal investment and advisory lines of business. 

Principal Investment

M3 co-invests alongside $3.5 billion of institutional capital managed through its principal investment affiliate, Evergreen Investment Advisors (“Evergreen”), which was established in 2005. Evergreen’s strategy targets entity-level investments in specialized, private real estate companies that have attractive long-term operating fundamentals. Through Evergreen, M3 has originated and invested in thirteen real estate development and operating companies across the U.S., Europe, Australia, Asia and South America.  Sectors include self-storage, multifamily, student housing, convenience retail, land development and funeral homes / cemeteries. 

Advisory

M3 enables real estate companies to access the most appropriate sources of capital and helps institutional investors make investments alongside expert real estate operators.  Globally, M3 specializes in structuring joint ventures, investment clubs and multi-investor funds to facilitate these investments. Additionally, M3 provides a range of strategic financial advisory services relating to mergers and acquisitions, portfolio optimization, restructuring and recapitalization, and manages secondary LP unit sale processes.  Since 2001, M3 has raised $26.7 billion of equity and, since inception, has closed over 200 transactions for a total capitalization in excess of $90 billion. M3 is wholly owned by its management.
